Review: Landlords
New Paltz is an organism. The wiki is the brain.
Richard Coangelo In a competition with Leonard Loza to be the worst landlord in New Paltz. Denigrates liberals, people of Asian descent & blacks. Often refers to Asians as "China-men." In addition, he is unscrupulous and not to be trusted.
Rich Coangelo
Properties 14 Wurts Ave. and 10 Orchard
Rich is a devious, $ hungry, neo-conversative. Never rent from him. He will try and f@ck you out of your security deposit, no matter good of a tenant you have been. I called him a month and a half after I moved out of the house, and he made some bullshit excuse about the kitchen being a wreck. He took on this tone like he shouldn't give me any of my security deposit back. What has been underscored by this experience is that you can never trust a neo-con their all out for themselves. The rooms in the attic of 14 Wurts Ave are illegal. If Rich tries to f@ck you over, call the building inspectors and report him.
CARL ZATZ
Carl is a really good landlord, I rented from his house on North Chestnut street. He doesn't bother you and is fast at fixing things. He has a very reasonable lease and is very chilled out and easy going. I would definitly recommend him as a landlord to anyone looking to live in New Paltz. awesome guy.
BARRY BURMAN: Not a terrible landlord, not a great landlord. Rents a place on Fairview. He is pretty nice and will fix things half of the time. The problem is the place is old and somewhat in shambles. The furnace in particular is WAY too old. He wanted a good chunk of our security, but most of it was understandable. Said we didn't clean the place? May be going a little senile. The place was a total disaster when first moved into. Bottles and garbage throughout the house.
Raymond Flynn. This man is crazy. I don't recommend renting from him. He looked through my trash when I would put it in the dumpster. The big pink barn he is renovating has been in constant renovation for something like 20 years. He came in to look at my sink, briefly, and then went and bought a new sink, before i realized that it wasn't actually leaking. So I called him to tell him nevermind and he cussed me out. Our water was gross. It smelled like rotten eggs. Our bedroom floor molded in the summer and ruined my winter wool coat. It was at the place on Libertyville Rd. Don't rent there!

In response to ===26 Tricor=== YOUR HOUSES ARE SINKING CASE IN POINT. -Our house is not sinking. It is propped up with a brace as it receives a new foundation. Why do you say that? heidi vanderslice 14:11, 5 April 2006 (CDT)
[edit] 26 Tricor
-The following was written by past tenants that have failed to disclose that they broke the lease. Parking is limited to tenants only, however these people constantly had their friends over taking up parking spaces reserved for other tenants. They brought TWO dogs into the house and then complain the place was to small. I could go on, however you should get the picture. Read the paragraph at the end of this story, at least Heidi signed her comments, unlike others.
-There is a landlord named Barry Gruber who rents two houses at 26 Tricor avenue. Several groups of students who rented from Barry have had several serious complaints. These include harassment, numerous outragous and unfounded charges to the security deposit (aprox. $650 lost per tenant), unfixed appliances, insufficient parking, and general irrational behaviour on the part of the landlord. He will try to show up without the required 24 hour notice, as well as do other things to push his limits and see what he can get away with.
In short, The man is a control freak with an incredibly unstable temper and the intent to rip students off for as much money as possible. Don't be fooled if he is nice when you meet him. It's an act; He's being nice because you have not yet signed the lease and he wants your money.
Of particular note is the house in the back of 26 Tricor. Barry designed this house himself... poorly. This house is far too small for 5 people to live in. If you chose to live in this house, forget about things such as storage space and privacy because you will have none. If you fight with a housemate there's nowhere to go. At any given time you can hear EVERYTHING going on inside the house because the walls are super thin sheet rock. The crawl space flooded with putrid water, which barry proceded to syphon into a nearby drain, and as a result it found its way into the drinking water, making one tennant violently ill. Not that Barry would tell you any of this.
The front house of 26 Tricor features an antiquated, collapsing foundation, complete with complimentary flooding.
No group of students have rented from Barry a second time. To rent from Barry is to live in a shit hole while giving a very bad man a whole lot of your money. Be smart -- rent a real house instead. - 68.174.241.182
Well said.
-I've had friends who've been very dissatisfied with a landlord named Barry, who rents a house on Tricor and maybe something else. They ended up moving out prematurely, very recently. -Matt Namer
This is my landlord. He's not a bad guy; he just doesn't always make the most logical decisions. Based on what I've heard from many of my other friends living off campus, we could do much worse. Any problems I've had with him have been easily resolved because I've been polite and rational. heidi vanderslice 14:11, 5 April 2006 (CDT)
Heidi, luckily for you, you have had a relatively positive experience with Mr. Gruber as your landlord--I, on the contrary, have not. First, I think it is important to distinguish between Barry Gruber, a landlord in New Paltz, and 26 Tricor B, a residence in .New Paltz of which Mr. Gruber is the renter (I lived in the back house while I'm pretty sure Hiedi still lives in the significantly more accomodating front house). As for Mr. Gruber, I have found him to be a confused, disorganized, intrusive, unintelligent, and irrational person, with a childish temper that seems to know no bounds (Mr Gruber has cursed at me on the phone for faults not of my own and has broke many promises made concerning the lease). In short, he lacks even the remotest of people skills, which I feel is a necessary component of a landlord. As for the residence, it is certainly too small for five people (but perhaps not for five midgets). This is illustrated by the fact that the kitchen, living room, dining room, and washer/dryer room have been combined into a single, main room. The walls of the house are paper thin as even the slightest of sounds are undeterred in thier passing from one room to the next. Appliances and utilities frequently malfunction while the house, on a disturbing note, seems to remain filthy even after numerous and consistent cleanings. In my view, the house is, in general, poorly constructed and designed (a friend of my father's working in construction concurs) and appears to be a desperate means of extracting state money from unsuspecting college students. While the criticisms of Mr. Gruber and his residence are certainly warranted, I must also say that I, myself, was not the best of tentants, and a number of criticisms should most certainly be assigned to me as well. Still, I feel that Mr. Gruber's detestable attitude as well as the poor condition of the house, contributed a great deal to my anxiety and stress levels, which subsequently had an enormous impact on my poor performance as a tentant. Even though one may not accept this as a legitamate excuse, I must highlight the fact that in my new, large and more accomodating residence, operated by reasonable, unintrusive landlords, I am very responsible, dependable, and relatively stress free in terms of the residence itself. I will not go into too much more detail in this first comment, but if anyone has a more specific questions concerning Mr. Gruber or the residence, they should feel free to post them and I will attempt to answer promptly and constructively. It is important to note that, at this time, I hold nothing personal against Mr. Gruber nor am I seeking some kind of vengeance against him. In fact, as reflective of Heidi's sentiments, not all tentans have had a negative experience with Mr. Gruber. My only purpose it to hand out a cautionary message--take deep consideration before entering into a year long, binding contract with Mr Gruber and living in any of his residencies, especially 26 Tricor B.
This guy charges way too much.
In response: I should add that yes, I am sure it's easier to be happy living in the front house. I hear the back house is now being rented to three students instead of five, and I'm guessing they will be a little happier with more space. heidi vanderslice 14:13, 5 April 2006 (CDT)
26 B Tricor
I was the first person to move into this house after Barry built it. It was not finished on time, and the construction dirt was never cleaned away. The house was poorly built, and poorly maintained.
Barry frequently broke the 24 advance notice policy when entering the house. Often we would come home and he would have the water turned off to "work on the plumbing."
He was rude, and a lousy landlord. I don't reccomend renting from him.
[edit] Anne Muller
Renting from this landlord has been relatively unpleasant. She constantly comes into the house without 24 hours notice. I've actually woken up to the sound of her keying into my room to show it. She took the dehumidifier out of our basement floor without giving reason or notice. She allowed a former tenant to leave their belongings taking up half the room in the general living space for which we, the present tenants, are paying. She doesn't even know who her tenants are. She came into the house, again without notice, and asked one of tenants if he was actually a tenant and then proceeded to leave the house, check his information, and call him to let him know she was there. I'm quite dissapointed with my renting experience from this landlord and I would not recommend her to others.
I would not recommend Anne Muller either.
does anyone have any good information on Anne? I'm about to rent a room from her and I'm just hoping its not a mistake..
_________
Hey, I thought Anne was OK. Rent was [relatively] reasonable. She does show up uninvited. She did charge me for destroying the dishwasher "cover" [$50], but that was my fault.
===Gary Branco owns the building at 35 N Chestnut. Refuses to service the furnace-- tenants had to be evacuated and had symptoms of carbon monoxide poisioning. Tenants had to go to the emergency room. He appears very nice but will not show up to fix anything. One tenant did not have a working shower for two months even though he had promised to fix it. The best defense is to fix it yourself and then take it out of the rent. Sewer water gets pumped from the basement into the driveway, rather unpleasant
never had her as a landlord. but she is a nice lady.
[edit] Leonard Loza (& Valerie Erwin, JD) 845 255 8090
DO NOT RENT FROM VALERIE & LEONARD!! I rented from them for two years. In our first house 8 North Oakwood Terrace, our cieling in the kitchen would leak through the light fixture (fire hazard) because the bathroom floor above it was rotted straight through. You could actually see the kitchen through the bathroom floor. Over christmas break they were supposed to fix it, a whole month they had! But when we returned from break, we found the project was just started. The toilet was removed along with the bathtub and put into another roommates room. This lasted for a little under 2 weeks!!! Whenever we needed to shower, or use the bathroom, we needed to walk across the street into one of their other houses and use theirs. My hair would freeze from the trip outside in the snow. According to one of the girls that lived with us, (she was a weirdo too) leonard was supposed to make her another key because she lost hers and was climbing through the livingroom window. When she called him, he told her to come over to his and valerie's apartment, there he offered her wine and proceeded to try and make out with her... buuuuttt this girl was a weirdo too.. but I wouldn't put it past him. I'm convinced their houses contain mold. some of the floors in the basement are dirt and flood on the regular.
I am a current tenant at 11 North Oakwood. I am a tolerant person, but I would rather live in a dirt hole than live in this house. Let me list the reasons why.
1. When being shown the house, Leonard sold me on the fact that his tenants were respectful and the house was very clean and was always kept this way. Upon arrival, I immediately saw that this was a complete lie. The socalled "cleaning schedule" that Leonard talked heavily about during my tour of the house did not even go up until over halfway throughout the semester. The schedule read that it started in February (which was already past the time it should have started) and was put up in late March. Despite what both Leonard and Valerie claim about a strict schedule, no one cleans (or if they do "clean", they barely do anything). The house is always beyond filthy. I have been operating in this house under ignorance because I do not even want to think about what it is that I am surrounded by. The first week, I went downstairs to the kitchen and my sock came clean off my foot because the floor was caked with unidentifiable crud. The house always smells awful, the dogs pee all over the floor and carpet and Valerie never cleans it up. The bathrooms-I don't even want to think about it. There is hair everywhere, mold, TONS of dust; everything is caked with a layer of disgusting stuff that I don't want to know is made of.
2. Valerie claims that the door is locked every night when it gets dark or at 8pm, yet every time I come in after dark, whether it be 8pm, midnight, or 4am, the door is completely unlocked. This makes me incredibly uncomfortable.
3. Leonard and Valerie make it seem as though they have a tight hold on what goes on in the house, but they are all talk and no action. I have respectfully complained about numerous things in the house and they completely ignore it. They say they will do something about it WHEN they respond. I often know Valerie is upstairs yet she won't answer the door because she is constantly sleeping.
4. I can hear Valerie and Leonard fighting ferociously at least once a week.
5. Food is often stolen in this house by tenants who are bulemic, heroin addicts, or just rude. While everyone knows it is them, Valerie and Leonard do nothing. Instead, they yell at everyone.
6. Leonard often gets angry and leaves notes that are insanely rude for his tenants. They include much cussing and name-calling. There was a note once like this left for something that was, for once, no one's fault.
7. I often go into the bathroom to find there is no toilet paper. They do not care about their tenants.
8. Rent is incredibly overpriced AND you have to pay for laundry.
9. The heat often doesn't work. In the wintertime, when it would be around 10 degrees, I would be sitting in my room trying to get warm under all the blankets I own, yet still be freezing. Each time, I politely let Valerie and Leonard know, and they did nothing about it. The few times it was "fixed", the heat shot through the roof and made it unbearable to be in the house.
10. They do not enforce any of their house rules.
11. Though I do not see much of Leonard, VALERIE IS UNBELIEVABLY INCONSIDERATE TO THE TENANTS. She recently got a new dog. She let's it pee everywhere. Though she seems to be somewhat obsessed with the dog, she often swears at it very, very loudly and kicks it with her feet. SHE LETS THE DOGS BARK NONSTOP. She has asked tenants before if they have heard the dogs barking at all during the day or night, and when given the reply that they had, COMPLETELY IGNORED THE ANSWER AND TOLD THEM THEY WERE WRONG AND/OR HEARING THINGS. Valerie walks the dogs at all hours of the night (through all-nighters AND NOT ALL-NIGHTERS I heard her walk the dog every hours from 11pm to 8am). She trains the dog and lets it bark next to tenants doors, giving no consideration for the fact that some people need to sleep and actually have work to do. The dogs loudly bump into doors, run around the house, pee on the carpet, and bark. All the while she is training the dog or swearing at it in a yelling-volume voice. If not this, THE DOG IS LEFT IN A CRATE BY ITSELF ALONE IN THE APARTMENT, BARKING NONSTOP FOR UP TO AN HOUR.
12. The internet is always going out and not being fixed.
13. LEONARD AND VALERIE GO INTO YOUR ROOM WHEN YOU ARE NOT THERE. I know this for a fact.
The second house 18 North Oakwood Terrace we rented from them we didn't really have many problems except for the basement always being wet. there was 6-7 inches of water in it during serious rain storms. when we called him he said it would receed. and it did, but the damage was done. the things we stored in the basement were soaked. Perfect enviorment for mold. In fact, I'm convinced there was somthing in those houses that weakened my lungs so bad I would get Bronchitis 7-10 times per year when i lived under valerie and leonard... my lungs are still recovering but I don't get bronchitis ever, maybe twice--- its gotta be those houses.
They seiously try and keep every single dollar of your security. They don't use the money theyve taken to fix anything. We were in contact from the girls who lived in our 2nd house before us and after taking all of their security, there was never one repair made with the money that was taken. We had a lawyer draw up papers to get our security back and even after all of that she kept the majority of our money. They also never give you copies of the heating, electric, water bills- she types them into Excel. Even upon request she doesn't produce the bills so you don't really know if your $500 utilities fee is being used that way.
ANNNNDDD there are mice. BIG MICE. there was mouse shit everywhere, even in our oven. they set up traps on our counter and every day for like 4-5 days we'd wake up to a dead bloody eyes opped out mouse. it would take leonard until after lunch to come and throw it out. nasty. Save yourself some frustration and keep healthy- don't rent from them. They are scum.
Lenny is a SUNY NP grad & a Middle school science teacher. Valerie, his gf, is an attorney. His home @ 210 Oak, w/ the small 'greenhouse' on 2nd floor was once the old Zarathustra frat house.
I rented from "Lenny", in Spring 1995 & again in Spring 1996. He seems pretty fair for a Republican who owns 13 rental properties (as of 2007). 1 of my housemates was the Coach of the Hawks' Hockey team, another Tom Hall a 6'4" Art major, a female biz student from L. Isle, Kristen Fairbanks a quiet Philos mjr. 2 people were ex-students, 1 an aspiring photographer did maid work @ Mohonk Mtn. House & Craig, an Ed Major turned house painter.
@ 214 Oak I housed w/ 2 Theatre majors & another artist named "Gusty". There was a large stone floor living room & kitchen w/ dining room @ 214. One day a TV pilot show called "The Palace" was shooting there, as it had an old French Huguenot style stone front porch ...& we each got $15 from Paramount Studios (whoopee)
I looked at one of their houses to rent, but walked out midway through the tour of the house when Leonard started to THROW OUT furiously the dirty dishes of one of the tenants that were left in the sink!
I not someone who tends to exaggerate or complain. I have rented from several places in New Paltz and have nothing negative to say. What I say about Leonard Loza and Valerie Erwin is the truth. I know for a fact that they own 13 houses in New Paltz which they rent to students. They are in the business of stealing money from students. I was an excellent resident who caused no problems, and when my security was due back they had a million and one reasons why I would not be getting it. They did in fact enter my room, at night, when I was sleeping. You are expected to move your car during a snowstorm, but if your particular house has no driveway you will be charged every time. They play favorites. Unbelievable things were allowed to slip by, such as homeless people staying with residents. Yet if you do not clean when you are scheduled you are immediately on the shit list- and this is not a good list to be on! They will make up stories to take your money. They live in a tiny apartment in one of their houses, and they will tell you this is because they cannot afford anything better. I saw a letter addressed to a student, written by Valerie, stating that they struggle and suffer in their little apartment so that they can keep rent low for the students, because they care so much about education. Yet they have an entire house next door that they use merely for storage. The rent is astronomical and the care of the house is poor. If one person leaves a mess, breaks something or disrupts them- you can bet you will be blamed for it. You will be woken up in the middle of the night and screamed at. I have seen it several times. I know of at least three other people who have not received their security deposits back, over a year later. One is even attempting to take legal action, but Valerie is a lawyer, so good luck. Please beware of them, you will be a slave to their insanity, and you will never see your money again! (What kind of people pull this shit on poor college students?? Well I have always thought that what goes around comes around, and judging their lives merely on happiness and peace of mind- I would say all their negativity has come back around.)
-My friend had a landlord that would come into her apartment without her notice and threatened to call the police if he caught her smoking weed a second time. I don't know this landlords name but I believe the landlord owns a lot of stuff in New Paltz, because I see this number everywhere and it was also outside of my friend's place. 845-255-8090. *Update: This number belongs to "Valerie and Leonard," they do own 13 of houses in New Paltz (as of 2007). Saw some houses with Leonard, and some of his tenants did seem VERY surprised and disgruntled to see us peering into their rooms.
- He prefers females. Leo wanted a $1500 security deposit from a group of guys per room. Wanted only $600 security from a group of girls for the same hosue. BS.
AVOID THE USERNAME, "DRUSILLA" on the Off-Campus Housing web-page
He and his girlfriend Valerie have ripped off numerous students attending SUNY NP. They hide their irrational behavior by renting some of the "better looking houses" in NP, little do people know. Look closely people! Thier lease is what a lawyer would call a PRO landlord lease. In other words..either way your screwed because everything in that lease is written in their favor. They are very cordial until recieving the $1000 deposit that you will never get back. Then it is only a matter of time before they begin: Entering your rooms you aren't there, going through your belongings, spying on you, accusing your friends of smoking even if they have a lighter on them, providing no heat, water, etc, charging you for visitors and every other irrational thing you can think of. You might even be lucky enough to see Leonard get angry, lie and tell you that he isnt prejudice, racist, or just simply a lying slumlord. Anyway if you are even thinking about it, don't be trapped into the beauty of the houses.
If you are already there, take (digital) pictures before you leave to protect your security deposit.
He's treated tons of people like they are nothing more than a monthly pay check and has done things that, as a land lord, he could be fined or arrested for. He's a rotten man and has no idea how to treat people. I've lived up the street from Leonard for years and aside from seeing him on countless occasions making his wife cry to the amusement of himself and his friends, I've heard some of the most bigoted garbage come out of that man's mouth that I've ever heard in my life. Its one thing to make sure your rental properties are taken care of and not abused by the tenants. Its a whole other thing to charge people extra rent if they had someone stay over for a few days, disconnect tenants heat in the dead of winter, send cops to other people's houses for no reason and claim their is some kind of domestic disturbance, leave fire extinguishers and smoke detectors broken with no intent on fixing them, and really it could go on forever with the amount of rotten crap this guy has done to kids, not adults, KIDS. He knows their is money in renting to students and is cashing in on people who don't know better.
(He is a great landlord. i am of mixed race. in that time, i have lived in his house with men, women, black persons, spanish girls, a bunch of whites, 2 asians, some jews, a whole mess of christians, and some lesbians).
(above) He's been good to you, because your a "favorite". Leonard works NEXT DOOR to my apartment on 210 main and is there at least 6 days a week, yet we've waited over a month to get a smoke detector fixed (it still isn't) and since 'MOVE IN DAY' to get FOUR windows fixed. Its cold now, and so is our house, the man needs to get a soul.
Leonard and Valerie called the cops on my housemates & me so many times and were always rude and nasty. WE DIDNT HAVE HEAT THE WHOLE WINTER WE EVEN CALLED THE HEALTH DEPARTMENT BUT WHEN THEY CAME THE LANDLORD MADE SURE THE HEAT WAS ON!! STAY AWAY THEY ARE RACIST AND JUST WANT TO TAKE YOUR $$!
I can only speak for myself, but I rented a room from them for 3 years and never had any problems. I got my security deposit back every year and was never charged besides carpet cleaning. Their lease is a little intense, but any professional landlord would write a similar lease to protect themselves.
"DRUSILLA" on the Off-Campus Housing web-page is "Lenny".
We pay a huge rent to live in our apartment and they've treated us unkindly. They have little respect for college students and feel they have the right to walk all over people, once they have their $$. I know we're not getting our security deposit back = ( I would also like to point out that the positive comments on this page are few and far between. These people aren't trustworthy, take your business elsewhere. - "Average Joe the College Student"
Had a 2 friends rent from Leonard on North Oakwood. Upon leaving, he wouldn't return their deposit, stating that I also lived there. He saw my car parked there a few times a week when I visited them. At the same time he threatened to charge my boyfriend more money because i was occasionally spending the night there. So basically, he was accusing me of living with 2 of his tenants and threatening to get money for it. In all actuality i was living on north front street with another landlord, can't remember his name, but he owns the oil company we were contracted to buy oil from.
[edit] Rodger Spool CFGC Reality Associates
-Rodger Spool is a slumlord scumbag. Do not rent from this god-awful man. He is trying to kick myself and the rest of the tenants out of 50 North Chestnut, and extort us for ongoing renovations of the property. He never provided a lease, and then unexpectedly slapped a $600 utilities bill on each of us after living there for a year. He tortures us by withholding oil deliveries for weeks at a time. Our house is infested with insects and mice. I have good reason to believe he wants to turn my room into a kitchen. He is a big bald fat mean man with a beard that would have, in the time of the Huguenots, been burned alive atop Mohonk Tower.
[edit] Other Landlords
-Do NOT, under any circumstances, rent from IRENE KRUGLOVA. She rents 22 Tricor. A nice house, but one to be avoided until your cardboard box has disintegrated and stray cats are eating your ankles. Her son, Dmitry, who was living upstairs in the house, is a great guy. How exactly she bore him, I am not sure, because I'm not sure she is human. She is the worst kind of mean: bitter, conniving, judgmental and above all, seems to derive pleasure from her cruelty. She, at one point, took my schoolbag, which held my books and everything else that is important to a college student, locked it in a room and then went back to the city, because she assumed it was her son's... because it was apparently impossible that I would keep my bag and coat in the common area entrance of the house, as her son did. Two days later she came up from the city to open the door for me, after repeated phone calls, begging her to do something because I needed my bag. This seemed surprisingly nice for her. Then she took the expense of the trip out of my security deposit. That made more sense.
-I rent 5 N. Manheim Blvd. from the Lopez's, who own 7 houses to my knowledge in New Paltz. So far we have not had any severe issues with them. My friends had rented a house on 23 S. Manheim Boulevard from them last year and did have problems with them, however. They also are taking too much of their security deposit for that last house. Also, they are terrible to get in touch with. DO NOT rent from them, unless you'd like to not have a landlord or a security deposit for a year!
- Currently Renting 5 N. Manheim from Angela and Joseph Lopez. They are horrible HORRIBLE people. They send their handy man over whenever they want. They do noisy repairs with out warning early in the morning, but it will never be the repairs that you've ASKED them to do. They ignore phone calls for months at a time, and blame everything (including constant leaks, moldy walls, septic tank over flows into the basement) on you when it is their constant neglect to their properties that causes problems. They're the absolute worst PEOPLE I've come in contact with in a long time.
As a current resident of 5 N manheim blvd, I do have to say that the Lopez's are absolutely unreasonable about repairs, getting back security deposits and general maintanence. The front yard is a friggin jungle! The sewer backs up every few months- and "management" does not clean it properly. They are greedy, nasty losers. I understand that there are tenants who destroy a place. I always leave things cleaner/ in better shape than i found them originally. I'm tired of putting in effort and getting no reciprocation.
-John rents at least two houses on Tricor Avenue. When I went to see the apartment on the top floor of the yellow house, the people living there said he was not such a bad landlord. Maybe he might take too long to fix stuff sometimes. I know he rents out at least two houses on Tricor. *Update: This sounds like John Johnson. Owns several houses in New Paltz, including Broadhead Avenue. Not my landlord, but he was recommended to me. Heard great things.
-Have had serious problems with John Johnson.
-Avoid John Johnson. His name is strange, he is stranger.
-John Johnson is a little pricey, and spacey, but he is extremely nice and will respond quickly if you have any sort of problem. He also used to leave us bags of fresh grown vegetables on the porch. I can't badmouth a landlord who gives me home grown zucchini.
-John Johnson was prompt about fixes, easy to get a hold of extremely fair and extremely nice. I have not found a better landlord anywhere in new paltz. I rented his house at 33 N. Chestnut and thought though the rent was steep, his service was prompt, and he was extremely nice. I recommend him and his wife highly to any New paltz renters. He was quick to return our security, clear about his expectations, and the vegetables (and fresh eggs!) were beyond great. John is fantastic guy.
-I am presently renting from John Johnson, and I definately recommend him as a landlord. He is a very nice man and in the winter he comes with a snow plow and plows the driveway. He may be a little expensive, but it's worth it to have him as a landlord.
-Richard rents out the "mushroom" house on the corner of Plattekill Avenue and South Oakwood on a room by room basis. He lives on the same property but the residents that I know there always seem to get along with him.
-Richard is great. He fixes the house up; do your dishes and be respectful and you'll be fine.
-Rich Colangelo is a great landlord. Fair, gets stuff fixed, great prices with everything included.
-Rich Colangelo may not be the worst landlord in town, but he is definitely an alcoholic, and that brings about problems.
Have had Anthony Porpiglia as a landlord @ West Center street. Actually a nice guy as landlords go. If he claims that he'll be doing something like painting, putting in new carpeting though, get it in writing. He's flakey in a forgetful way.
-I've also had Anthony Porpiglia as a landlord. Before moving in, there was a leak in the basement and an inspector deemed the basement unlivable due to toxic mold. To his credit, the basement was refinished before I moved in. Unfortunately, we had to pay the bill for having the humidifier on 24/7, which was actually pretty pricey. He is a nice guy who will leave you alone, but he's also lazy and pretty much doesnt want anything to do with his houses or tenants. All the thermostats could only be set to either 50 degrees or 80 degrees and parking was a major problem for some. If you're leaving on W Center St, watch out for the small brick house, the lady will call the cops on u anytime she can.
I rented from Anthony Porpiglia my senior year. He wasn't perfect, but compared to many of the other landlords in town he actually qualifies as a human being. His places aren't the holy grail, but he won't try to screw you either. That's a big +
-simone on main street. never there but nothings ever fixed on time
-Avoid Michael Rohr.
-Avoid Bonnie Kaye.
-165 Main has a good landlord (his name is Dave), but the crazy caretaker woman who lives downstairs has violent throwing-dishes kind of fights with her teenage daughter, and can be really freaky when she comes to complain about noise. The apartment is small, you will hit your head on the ceiling repeatedly when getting out of bed. Awesome.
-158 Main St. Rosemarie Zaccaria and her husband. Rosemarie seemed very nice and resonable upon meeting. Rents room by room. The rent is relatively cheap and you get what you pay for. The drain in the upstairs bathtub was very difficult to turn completely off (if it was possible at all) which resulting in occasional leaks in the kitchen ceiling. We also paid the water bill. This was never fixed. Driveway would be eventually cleared but never sanded or salted. She rarely notified anyone of viewing the rooms for future tenants (she stopped by one Saturday morning and walked in my housemate's room while she was sleeping). Doors that were broken were never fixed (for years and a few tenants). We had carbon monoxide leaking from the furnance one night, it was the only thing they really responded to, even then, it was poor. The cleaning lady is either crazy or sane depending on the day, we hid while she was there. Rosemarie takes months to return a security deposit. Most people will tell you, "it used to be a nice house." Rent from this woman if you really don't care.
Jannette - Rt. 208, She is psychotic. To clarify, it is an all girl house, and she will claim that she has a family full of lawyers. She uses this leverage to make you fight for your HUGE security deposit. If you don't fight, she keeps it. She lives in California during the year which makes it more difficult if you have to pursue small claims court.
Bryan Mcgurn - Great landlord at 13 Juniper St.
Jazmine Cunningham 21 Harrington, very nice, fair, laidback landlord.
